Kevin, Gary's eldest, and Brian, Dennis' second, were the first to join the family business from the third generation in 2001 and 2002 respectively.

At this point the Berman portfolio included the commercial office assets that had been purchased under the BECO partnership and the pre-BECO office, retail, and land holdings held under Berman Enterprises.

It was critical to their fathers that they learn each aspect of development and so they completed the design, entitlement, construction, leasing, and upon stabilization financing of several shopping centers and commercial office buildings on Berman's undeveloped land. Their involvement in each aspect was very deep on their first projects - besides running the project, operating every piece of heavy machinery and working by hand with every trade - from laying brick, electrical and plumbing to trawling concrete.

In 2004 and 2005 nearing the completion of the above development projects, the residential housing boom was in full swing and the Berman’s decided to take advantage of residentially owned property the family had owned for many years. Kevin and Brian spent two years rezoning a group of these parcels for approval of 211 townhouse units. In addition, they acquired several additional properties in Prince Georges and Charles County, MD in 2006 and began working on approvals for approximately 650 additional dwelling units (of all types – single family, townhouse, multifamily) as well as several hundred thousand square feet of commercial development.

Also in 2004, Jeffrey Berman, Dennis' eldest, joined the business and in 2005 moved to Moscow, Russia to expand Berman's non-real estate ventures-co-founding Triglobal Strategic Ventures, a consulting and investment company focused on connecting American and Eastern European interests. www.tgsv.net

The Bermans rarely sell assets viewing them as multigenerational sources of cash flow. However, in 2007, after lengthy negotiations and arriving at prices that couldn’t be ignored, the third generation managed the sale of two major assets – their ownership share of Laurel Mall and the CSC building and the subsequent "1031 exchange purchases" of a Carmax facility in White Marsh, MD, the headquarters of Temple University Health Systems in PA, a portfolio of nine office Buildings in Prince Georges County MD (which was added to the BECO portfolio given its proximity to BECO’s buildings in that area) and a shopping Center in Columbia, MD.

In 2007-2008 with the onset of the great financial crisis, Berman Enterprises was one of the few organizations with substantial cash reserves looking for opportunities. The company’s focus became to acquire distressed assets and in particular distressed but performing debt with the three pronged strategy of either continuing to receive debt service, negotiating a workout or taking over the asset at their acquired basis. Jeffrey returned from Moscow at this time, joining the real estate side to assist in identifying and acquiring distressed notes.

In 2009, Berman acquired the underlying debt for the Downtown at the Gardens open air lifestyle center in Palm Beach Gardens, FL, at an extremely steep discount. www.downtownatthegardens.com After a brief time the family took over operations in the Berman hands-on fashion.

In 2008, 2009, and 2010 respectively, Casey, Gary's youngest, Adam, Gary's second, and Ben, Dennis' fifth, joined the family business numbering the third generation members at six.

Casey and Adam joined Brian in Maryland overseeing the Company's portfolio, working on new developments and assisting from the home office in the stabilization of the Downtown at the Gardens acquisition, and Benjamin moved to Florida to work with Jeffrey on leasing at Downtown.

With a stable of young third generation Bermans eager to make their mark each with diverse interests and skill sets, Berman Enterprises is poised for exciting growth. They look to their past and their grandfathers experiences as guiding lights and constantly to their fathers for guidance in strategic decision making and working together effectively as a team.

The Berman’s are actively looking for further acquisition, development, and private equity/venture capital opportunities.
